Roof Painting & Heat-Reflective Coating in Cairns

Roof coating in the tropics does two jobs. The obvious one is appearance — a chalked, streaked metal roof makes an otherwise well-kept house look tired. The more valuable one is protection: an anti-corrosive system over properly prepared, sound metal slows the corrosion that Cairns humidity and UV drive relentlessly, and a heat-reflective topcoat measurably reduces how much heat the roof pushes into the roof space.

Dry season now

Dry season is the time to fix a roof properly

Fixings, valleys and gutters can be renewed without racing the rain — and cyclone-season preparation is far cheaper than cyclone-season repair.

In a climate where air conditioning runs most of the year, that second effect shows up on power bills. Reflecting solar radiation at the roof surface means less heat entering the roof space, lower ceiling temperatures and less work for the cooling system.

Coating is not a leak repair and it is not a substitute for replacing failed metal. We only recommend it where the substrate is sound, and we say so plainly when it is not.

What this service covers in Cairns

High-pressure cleaning and preparation

Coating adhesion is decided by preparation. We remove chalked oxide, tropical mould and lichen, salt deposits and loose material, then rinse and allow full drying before any product goes on.

Rust treatment and spot priming

Surface corrosion is mechanically prepared and treated, then spot-primed with an anti-corrosive primer. Coating over live rust simply hides the problem while it continues underneath.

Anti-corrosive primer system

A full primer coat suited to the substrate gives the topcoat something to bond to and adds the corrosion barrier that does the long-term work on a tropical roof.

Heat-reflective membrane topcoat

A high-solar-reflectance membrane topcoat applied at the specified film build. In the tropics this reduces surface temperature and heat transfer into the roof space, easing the cooling load through the hottest months.

Colorbond colour matching

Where you want the roof to keep its original look, or match an extension to the existing roof, we match to standard Colorbond colours so the result reads as one roof rather than two.

Tile roof sealing and coating

Concrete tiles lose their factory surface over decades and become porous and mould-prone. Cleaning, sealing and coating restores shed and appearance where the tiles themselves are structurally sound.

Quick checklist: warning signs to look for

  • Chalky, patchy or badly faded roof colour
  • Surface rust spreading across otherwise sound sheeting
  • Mould, lichen and algae staining on shaded sections
  • Upstairs rooms that hold heat late into the evening
  • A roof that is structurally fine but looks past it

Heat-reflective coating and cooling costs in the tropics

Roof surfaces in Cairns take extreme solar load for most of the year. A dark, weathered roof absorbs a large share of that radiation and re-radiates it into the roof space, which raises ceiling temperatures and pushes the cooling system harder for longer. A high-reflectance coating reverses part of that equation at the point where the energy arrives.

The size of the benefit depends on your roof colour and condition, insulation level, roof-space ventilation and how you use cooling — so we do not quote a fixed percentage saving. What we can say is that reflectance is a real physical property, that the effect is most noticeable on uninsulated or poorly ventilated roof spaces, and that it stacks with proper ceiling insulation rather than replacing it.

  • Lower roof surface and roof-space temperatures through summer.
  • Reduced load on air conditioning during the hottest months.
  • Anti-corrosive barrier over sound but weathered metal.
  • Restored appearance without full re-sheeting.

When coating is the right call — and when it is not

Coating suits a roof whose metal is fundamentally sound but weathered: faded and chalky, surface rust at fixings and edges, no perforation across sheet fields. In that situation a properly prepared and primed system is excellent value against the cost of re-sheeting.

Coating is the wrong answer where sheets are perforated, where laps and flashings are failing, or where there is an active leak. Paint does not bridge holes and it does not replace a corroded valley. In those cases the repair comes first, and coating is a decision for afterwards.

We also avoid coating in unsuitable weather. Tropical humidity and afternoon storms affect curing, so we schedule around genuinely dry windows rather than pushing product onto damp metal.

What the process looks like on your house

First a free inspection: we assess substrate condition, existing coatings, corrosion extent, and whether repairs are needed before any coating work. You get photos and a written fixed-price quote covering preparation, repairs, primer and topcoat as separate line items so you can see exactly what you are paying for.

On the day, gutters are cleared and protected, surrounds are masked, the roof is cleaned and allowed to dry, corrosion is treated, primer goes on, then the topcoat is applied at specified coverage. We clear the gutters again at completion, because wash-down residue in a Cairns gutter is a blockage waiting for the next downpour.

Itemised, in writing, with the failure explained in plain terms. No obligation to proceed and no call-out fee.

  4. 4

    We complete the repair

Work is scheduled around the weather, materials are matched to your roof type, and the finished repair is photographed again.

How this differs by roof type

Metal and Colorbond

Preparation decides the result: pressure clean, rust treat, prime, then a heat-reflective membrane topcoat.

Tile

Tiles are re-pointed and sealed before coating; coating over broken bedding just hides the fault.

Coastal roofs

Salt must be washed out thoroughly first, or the new coating lifts from underneath within a couple of seasons.

Roof Painting & Heat-Reflective Coating — Questions Cairns Homeowners Ask

Does heat-reflective roof coating actually reduce indoor temperature?

It reduces how much solar heat the roof absorbs and transfers into the roof space, which lowers ceiling temperatures and eases the cooling load. How much you notice indoors depends on insulation, roof-space ventilation and how you run your cooling, so we do not promise a fixed figure.

Can you paint over a rusty roof?

Only after the rust is dealt with. Surface corrosion is mechanically prepared, treated and primed; coating over live rust hides it while it keeps spreading. Perforated sheeting needs replacing, not painting.

How long does roof coating last in Cairns?

Longevity depends on preparation quality, product system, exposure and roof condition at the time of coating. Tropical UV, humidity and coastal salt are harder on coatings than a temperate climate, so preparation and film build matter more here than the brochure figure does.

Can you match my existing Colorbond colour?

Yes. We match to standard Colorbond colours for a consistent result across the original roof and any extensions or replaced sections.

Will coating stop my roof leaking?

No. Coating is protection and appearance, not leak repair. Leaks come from flashings, valleys, fixings, laps or perforations and have to be repaired properly first — coating afterwards is fine.
